Asphalt is one of the most durable and long-lasting materials used for busy roads and commercial asphalt parking lots. However, over time all asphalt will eventually encounter problems that need to be fixed. Issues that go unaddressed will eventually lead to more serious problems and can cut the life expectancy of your asphalt by nearly half and in some cases more. In order to increase the life expectancy of your asphalt surface, the three items outlined below should be addressed in a timely manner. Utilize your local paving company to help you diagnose the problem and decide which course of action will be most beneficial. Here are a few of the most common problems that paving contractors can help fix for you!
Cracking – Low to Medium Concern
The most common problem that occurs with an asphalt surface is cracking. There are a couple different types of cracking that can occur: linear cracking and spider web cracking. You may be surprised to find that the cracks themselves are not the villain in this story but rather outside elements such as water and dirt. Much like how the Colorado River carved the Grand Canyon, water and dirt eat away at the exposed asphalt cracks causing them to expand. If you see cracks appear in your commercial asphalt surface, it is important to call a paving company so they can fix the problem as soon as possible!
Raveling – Medium to High Concern
Raveling is also very common and occurs when asphalt ages. As asphalt ages its binder agents lose the ability to be productive. In turn, the asphalt becomes loose and causes a layer of particles to build up on the surface. Depending on the harshness of the raveling, paving companies can generally re-seal the commercial asphalt in order to stop the issue from worsening.
Oxidation – High Concern
Oxidation begins from the moment that any asphalt surface is laid. The process of oxidation will speed up or slow down depending on the amount of exposure to water, UV rays, amount of traffic, and many other factors. Over time, oxidation will make the asphalt dry out and become less stable. Paving companies can analyze the oxidation process of any commercial asphalt driveway or parking lot to determine whether it can be repaired or if a repave is in order.
While all of these issues are very common they should not be ignored. If addressed in a timely manner, these asphalt concerns can in most cases be repaired. Keeping up with asphalt maintenance such as seal coating or crack filling is far cheaper than having to lay new asphalt down. With proper care and upkeep, asphalt can have a lifespan of 15-20 years!
